How do I know I have a problem with my foundation?
Some foundation problems can be seen by having water infiltration in the basement, walls bowing in, and/or visible cracks on the interior or exterior of the home.
Why is my foundation cracking?
The most common cause for a crack to appear in your foundation is due to the natural settlement of the foundation over time. Other causes include, but are not limited to:
- malfunctioning weeping tile
- freeze/thaw seasons
- poor drainage in the yard
- pour line in the concrete
- unusual ground pressure pressing against the foundation wall
Most cracks that appear are vertical and are easier to repair than a horizontal crack. Horizontal cracks are serious, and repairs should be completed ASAP as they indicate a problematic structural issue with the house.
What kind of repair does a vertical or horizontal crack need?
Vertical cracks are much easier to work with and are the least costly to repair. This is because a vertical crack, in most cases, is not related to the integrity of the structure. On the other hand, a horizontal crack is more expensive to repair because the integrity of the structure has now been affected. Go2 Construction will require an evaluation by a third-party structural engineer in this case. The repair may include a structural wooden/metal support wall in the interior, often seen with the use of 2x8s with braces, as well as a backfill of the foundation with uncrushed rock on the exterior to relieve the lateral pressure against the concrete wall.
Can we clean or flush a weeping tile?
Yes! Go2 Construction can flush weeping tile successfully with the help of special tools. With an entry point, we can flush / clean as much as 75 L/ft each side of entry point.
