What is a weeping tile?
A weeping tile is an underground drain which collects the ground water, relieving the wall from “hydraulic pressure”. The weeping tile usually drains into a storm city drain or into a sump pump/sanitary line.
What is an interior weeping tile?
An Interior weeping tile is a lower cost alternative to exterior Waterproofing repairs. If you have a lot of obstructions around your house like decks, additions, driveways, or extensive vegetation, you may want to consider an interior weeping tile system complete with a sump pump to control your water infiltration. This Process is done in 3 Easy Steps.
First Step: Preparation of affected area.
Our First step is to protect your bellowing. We Instal staircase, flooring and Ventilation system
protection to make this project safely. Affected area is clear of any obstruction, followed with a
visual inspection with client.
Second Step: Installation.
Removal of frost wall and electrical/insulation in the affected area if needed. Jackhammering around the edge of your basement walls.
Excavate beside footing to install new weeping tile system connecting to a new sump pump system, backfilled with washed rock.
Drainage board installed on affected walls, creating a barrier and forcing infiltrated water to flow in the new interior weeping tile system. Re-pouring concrete floor over the new weeping tile and drainage board to create a seamless install.
Third Step: General clean up and demobilisation.
Cleaning the area and removing safety measures properly to have a return back to a normal house. To ensure client satisfaction, we will have visual inspection after work completion.

How do I access my weeping tile?
If your house has a sump pump, part of the weeping tile can be inspected from there. That is the best way to determine if the weeping tile is functioning. In the case that the house doesn’t have a sump pump, often there is no way to visually inspect the weeping tile without excavating down to the footing of the foundation wall. Once the pipe is exposed in one or more location, we use a pipe camera system to inspect its condition.
Why do I have a leak and how does the weeping tile affect it?
When your weeping tile is malfunctioning, the ground surrounding your foundation will remain saturated. Saturated ground will expand with the frost in the winter months and push against your foundation which creates cracks in the concrete wall allowing water to seep in. The large amount of precipitation that falls in the Edmonton area is bad news for homeowners if your weeping tile is not functioning properly. The accumulation of water in the ground creates hydraulic pressure which presses against your foundation and inevitably the water will find its way into your basement.
Why is my weeping tile plugged or broken?
A weeping tile system can get plugged due to a variety of reasons:
- roots of surrounding vegetation;
- silt accumulation from surrounding ground overtime;
- aging of the tile system;
- poor installation from the previous contractor; and/or
- sub par materials used.
How much does it cost to repair a weeping tile?
There are many steps involved in repairing a weeping tile, each with their own costs associated with them.
A discovery excavation and inspection can cost between $1000 and $1500.
If there are light roots, sediment, or other fine materials that are plugging the pipe, we have a flushing system we utilize to clear the pipe from one location which would save costs in needing to dig those sections.
The cost for this varies depending on the extent of the clog.
In the event the pipe needs complete replacement, there are many variables which would affect the cost to do so. These include, but are not limited to:
- size of work area;
- depth of excavation;
- pre-existing and desired landscape;
- concrete walkways or driveways.
The average cost to replace the pipe ranges from $200 to $400 per linear foot.
In many cases, a new weeping tile system also requires a sump pump installation. The cost for this ranges from $2200-$3000.

When should I waterproof my foundation?
Waterproofing is typically performed after water has found its way inside your basement walls, or at the same time as the weeping tile repair.
How long does the waterproofing last?
We use only the best materials on the market, adjusted for the condition of the concrete wall. We offer a 20-year warranty, but your basement is likely to stay dry for the next 30-50 years with proper maintenance!
How much does it cost to waterproof my basement walls?
The waterproofing will likely take place at the same time as the weeping tile repair. The cost of the waterproofing typically ranges from $200-$400 per linear foot.
How do I know I have a crack?
In many cases, you will be able to visually see the crack from the concrete structure itself. However, sometimes a crack isn’t seen as it may be behind a finished wall, but water coming into your basement is a sure sign a crack is present.
Why is my foundation cracking?
The most common cause for a crack to appear in your foundation is due to the natural settlement of the foundation over time. Other causes include, but are not limited to:
- malfunctioning weeping tile
- freeze/thaw seasons
- poor drainage in the yard
- pour line in the concrete
- unusual ground pressure pressing against the foundation wal
Most cracks that appear are vertical and are easier to repair than a horizontal crack. Horizontal cracks are serious, and repairs should be completed ASAP as they indicate a problematic structural issue with the house.
Can a crack be fixed from the inside?
Yes, in most cases, a crack can be repaired from the inside of the house with epoxy or polyurethane injections. Over time we have found that the success rate of exterior repairs with a properly installed membrane exceeds the injection technique. It is far more effective to prevent the water from getting into the interior wall in the first place, than to try and stop it once it is already inside. However, in cases when excavation cannot be performed, interior repair may be the only feasible option.
How much does a crack repair cost?
For a vertical crack, the best repair is performed from the exterior of the home. This could range between $1600 and $3500, which includes waterproofing and inspection of the weeping tile system.
Horizontal cracks can be repaired from the interior or exterior and sometimes both sides are needed. A third-party engineering recommendation may also be necessary in some cases. Most times, the repairs cost is between $350-$800 per linear foot.
